The execution of Merak Resort, located on the Kotabagh Road near the Pawalgarh Conservation Forest in Jim Corbett, represents The Kumar Infratech & Construction’s expertise in blending premium hospitality with strict ecological sensitivity. Designed as an opulent 4-star retreat, this project required our multidisciplinary teams to navigate the complexities of building adjacent to a protected forest reserve while delivering a modern, luxury-driven guest experience.
Our mandate was to construct a sprawling yet low-impact property comprising over 40 premium keys, extensive outdoor amenities, and dedicated recreational zones. The overarching challenge was to engineer a robust infrastructure that facilitated adventure and wilderness immersion—such as birdwatching and winter bonfire retreats—without imposing an aggressive concrete footprint on the serene Chandpur Village landscape.
Phase 1: Site Topography and Conservation Masterplanning
Building in the immediate vicinity of the Pawalgarh Conservation Forest required an exhaustive masterplanning phase. Unlike urban hospitality projects where maximizing vertical space is the goal, the masterplan for Merak Resort was strictly horizontal. Our civil and architectural teams conducted detailed topographical analyses to map the natural contours of the Kotabagh terrain.
The site was zoned to ensure that the built structures did not disrupt natural wildlife corridors or break the existing tree canopy line. We adopted a decentralized masterplan, dispersing the 42 room accommodations across multiple independent blocks rather than consolidating them into a single massive structure. This approach not only reduced the concentrated structural load on the soil but also maximized privacy and panoramic forest views for every individual room.
Phase 2: Low-Impact Architectural Design
The architectural vocabulary of Merak Resort was defined by the surrounding wilderness. Our design team conceptualized a purely low-rise layout, restricting all structural elevations to the ground and first floors. The property features distinct room categories—Classic, Premium, and Supreme—each requiring specific dimensional framing and spatial orientation.
A critical architectural feature of Merak Resort is the emphasis on private, cantilevered balconies for every Supreme and Premium room. These balconies were structurally engineered to serve as private observation decks for birdwatching and enjoying the misty mountain mornings. We utilized expansive, double-glazed fenestrations (windows) to flood the interiors with natural light while providing excellent acoustic insulation from the vibrant jungle acoustics outside. The exterior facades were designed with earthy, context-appropriate cladding to ensure the buildings visually receded into the natural backdrop rather than clashing with it.
Phase 3: Civil Engineering and Supply Chain Logistics
Executing civil works in the semi-remote Kotabagh region presented significant logistical hurdles. The soil composition near the forest buffer required specialized foundation treatments to prevent differential settlement over time. Our civil engineers deployed a combination of isolated and combined footings, heavily reinforced to withstand the region’s seismic classifications.
Project Management (PMC) was rigorously enforced to handle the supply chain of construction materials. Because heavy transport vehicles were restricted during certain hours to minimize noise pollution and wildlife disturbance, our material staging and concrete pouring schedules were meticulously calculated. We utilized specialized concrete mix designs capable of curing effectively in the fluctuating temperature drops of the Himalayan foothills. Throughout the build, dust suppression protocols and strict waste management systems were enforced to ensure zero construction debris contaminated the adjacent conservation areas.
Phase 4: Specialized MEP Infrastructure for Climate Comfort
To achieve 4-star luxury in a dense forest environment, the Mechanical, Electrical, and Plumbing (MEP) engineering had to be both invisible and highly efficient. Merak Resort is a year-round destination, facing humid monsoons and deeply chilly winters, demanding robust climate control infrastructure.
- Thermal Engineering & HVAC: We installed energy-efficient, localized climate control systems for each of the 42 rooms. The plumbing infrastructure was deeply insulated to prevent thermal loss, ensuring immediate hot water delivery during freezing winter mornings.
- Electrical Redundancy: Recognizing the unreliability of rural power grids, our electrical engineers designed a seamless, automated changeover system powered by high-capacity, silent diesel generators. This ensures uninterrupted power for guest amenities, including the property-wide high-speed Wi-Fi network, without generating disruptive mechanical noise.
- Water Management: We engineered a closed-loop water management system. High-yield borewells were paired with advanced filtration plants for potable water, while greywater from the showers and basins was diverted, treated, and repurposed for maintaining the extensive resort landscaping.
Phase 5: Landscaping and Outdoor Amenity Execution
A key selling point of Merak Resort is its outdoor lifestyle offerings. Our civil and landscaping teams worked in tandem to sculpt the raw earth into manicured, usable spaces.
The centerpiece of the outdoor amenities is the custom-built outdoor swimming pool. Excavating and waterproofing a high-capacity pool in a forest environment required advanced geomembrane liners and structural retaining walls to prevent ground moisture seepage. The pool deck was cast with anti-slip, heat-resistant natural stone.
Furthermore, we engineered specific outdoor recreational zones, including dedicated, fire-safe bonfire pits surrounded by built-in seating for winter evening gatherings. The garden and picnic areas were leveled and structurally reinforced to prevent soil erosion during heavy monsoon downpours, ensuring the grounds remain pristine year-round.
As the structural shells were completed, our interior fit-out teams commenced the final transformation. The interiors of Merak Resort were designed to offer a warm, opulent refuge after a day of paragliding or jungle safaris.
We executed high-quality carpentry, installing custom-built beds, wardrobes, and heavy wooden doors that complement the forest aesthetic. The bathrooms were fitted with premium sanitary ware, frameless glass shower enclosures, and modern vanities, all requiring precise alignment with the concealed plumbing networks. Every room was meticulously painted, polished, and subjected to a comprehensive quality assurance audit, checking everything from LED television mounting strength to balcony railing safety.
Upon final commissioning, Merak Resort was handed over as a fully operational, brand-ready hospitality asset. It stands today as a brilliant showcase of The Kumar Infratech & Construction’s ability to navigate strict environmental constraints while delivering uncompromised, modern luxury infrastructure.
